Advanced Realty Property Management offers management services for area Property Owners' Associations. We currently manage 18 associations, including 2 time share properties. Listed below are some of the services we offer for an association. Each association is different so can customize our services to meet the association's needs.
Association Management
- Coordinate annual owners' meetings. Put together a meeting agenda, financial information and proxy forms and send to each owner.
- Attend annual meetings and board meetings
- Create various emails and/or letters regarding upcoming projects or miscellaneous concerns
- Maintain and update owners' lists
- Receive questions, complaints and concerns
- Monthly management reports
- Assist Board in resolution of owner disputes
- Assist in creating new rules and regulations
- Assist the association in reviewing insurance coverage
- Distribute meeting minutes
- Work with association's attorney
- Enforce rules and regulations
Facilities/Ground Management
- Oversee maintenance
- Property inspections
- Preventative maintenance
- Assist the board in planning major building repairs
- Recommendations for long term maintenance needs
- Oversee common area
- Obtain bids for upcoming projects
- Obtain bids and renew service contracts (i.e., lawncare)
- Take in maintenance requests
Financial Management
- Collect dues
- Collect special assessements
- Collect late fees
- Work with attorney to file liens
- Help in budget preparation
- Help create annual budget
- Online payments (credit, debit, e-checks)
- Help plan financially for upcoming projects
- Provide monthly financial statements
- Maintain checking/trust accounts
- Accounts payable
- Send necessary information to accountant for year end tax preparation
